Terms and Conditions

Please ensure you read and understand the following terms and conditions pertinent to your accommodation rental. If you have any queries, please do not hesitate to contact us (hereafter called the owner) for clarification before you sign the booking form.

Booking Deposit
A non-refundable booking deposit of £150 or $250 per week is required to secure your booking. On receipt of this deposit and the signed booking form, your booking will be confirmed. The balance of the rental cost is due 10 weeks prior to the commencement of the rental period. We reserve the right to treat the booking as canceled if we do not receive the balance by the due date. In the event of any cheque not being honoured by the bank on which it is drawn we will make a charge of £20 to cover any bank charges and our administration costs.

Price Guarantee
As soon as you have confirmed your booking and paid the deposit (or full payment if you wish), the cost of rental is guaranteed against further increase. This guarantee is offered subject to our conditions of payment being met and providing no further amendments are made to your booking.

How to Pay
By cheque payable to Mr.& Mrs. R Mansfield.

Cancellation
The following charges will apply from the date of notification: -

Up to 56 days prior to departure. Deposit only.
28 - 55 days prior to departure. 50% of full rental cost.
Within 28 days of departure. 100% of full rental cost.


Security Deposit
You will be required to provide a Security Deposit, by paying an extra £200 / $350.00 with your full payment, this will be returned within 4 weeks of your departure date, subject to confirmation from our management company that the villa and its contents are in the same condition as on your arrival. The cost of any damage, breakage's, excessive use of utilities and/or leaving the villa in such condition that warrants extra cleaning will be made good from your security deposit along with an administration charge. The party leader agrees to accept full liability for all loss or damage caused by any member of their party or their guests, during the occupation of the villa, and confirms that the full cost of repair or replacement will be met. The person that signs the booking form must be over age 21 and staying at the villa with other persons shown on booking form.

Alterations to confirmed bookings
We will do all we can to help but, in fairness to our other clients we cannot guarantee to meet all such requests.

Liability Limitations
The owners or their agents will not be held responsible for: -
Any loss or delay, howsoever caused beyond our control. I.e. strikes, riots, fire, war, threat of war, terrorist activity, industrial dispute, flight delays or cancellations, natural disasters, adverse weather conditions, flood, transport problems of any kind, or any other event etc. (this list is neither exclusive or exhaustive).
Any loss or inconvenience caused by or resulting from the breakdown or failure of any of the facilities provided, or the lack of availability of any of the utility services (including TV and Internet signals) in connection with the villa and its surroundings.
In exceptional severe winter conditions is it possible that the pool heater (optional extra) may not be able to maintain the pool water at a temperature of 86 degrees - this does NOT constitute a malfunction.

Use of the Villa
Only the persons named on the booking form are allowed to use the villa (this is a requirement of Florida State Law). The legal maximum occupancy for the villa is 12 persons inc. infants - if exceeded this will result in termination of rental agreement without refund of monies. We would like to remind you that for the enjoyment of future guests this is strictly a NO SMOKING villa and NO PETS are permitted.

Safety
Use of the pool and spa is at your own risk. No diving is permitted, guests are reminded not to allow unsupervised children to use the pool or spa at any time. Guests are also reminded that use of any of the supplied equipment in and around the villa or the games room is at entirely at your own discretion and risk. All equipment should be used in a safe and responsible manner; young persons and children should be supervised at all times when using or around any of the supplied equipment.

Equipment Settings
The party leader should ensure that no guest attempts to adjust any of the temperature or timer settings inside or outside the villa. The equipment provided is pre-set to an optimum level for both the comfort of our guests and the safe operation of the units themselves.
Please check with our management company before considering adjusting any of the equipment, as unauthorised changes will result in the forfeiture of the security deposit.

Arrival/Departure
The rental commences at 4.00pm on the day of arrival and ceases at 10.00am on day of departure, failure to comply may result in an additional charge. Should you have a late flight it may be possible to rent the house for an additional day - please enquire 2-3 weeks before commencement of rental. All rentals are inclusive of electricity, water and local sales taxes, but not any required pool heating. Telephones are available for your use in the villa with local calls being free of charge.

Travel insurance
The Owner does not accept any liability for injury, damage or loss caused by any reason or for any claim made as a result of this booking and/or the subsequent holiday. All guests are responsible for taking out an adequate insurance policy(ies) to cover all risks. This is also applicable to people visiting the property as guests of the guest(s).

Complaints
We sincerely hope you do not have any!. But in the unlikely event that you wish to register a complaint during you holiday, contact the property management company immediately and follow this up with a letter.
